Buy Now or Wait Until 2027?
Okay, so I’ve been getting this question a lot lately: “Should I buy now, or should I just wait until 2027?” And honestly, I get it. There’s a lot of noise out there right now. You hear one person saying, “Buy now, prices are going up,” and the next person is saying, “Don’t buy anything, the market is going to crash.” The truth? Nobody knows. And if someone tells you they know exactly where the market is going to be a year from now… I’d be a little skeptical.
So, what would I actually do?
So, what would I actually do? If I was buying a home for myself, and I knew I wanted to live there for the next 5, 10 years or longer, I wouldn’t sit around waiting for the “perfect” moment. If I found the right house, in the right area, and the numbers worked for me, I’d consider buying now. Why? Because right now, buyers have something that hasn’t always been available to them, negotiating room and more choice. And yes, prices could be lower next year. But they could also be higher. Interest rates could come down. Or they could stay where they are. Nobody knows.
What I do know
What I do know is what the house is worth today, what similar homes are actually selling for, and whether the payment makes sense for you. That’s what I’d focus on. Now, if buying right now means you’re stretching yourself way too thin, that’s a completely different story.
If you need rates to drop just to afford the house…
If you’re worried about losing your job or your financial situation isn’t stable…
Or you’re not even sure you want to stay in the area…
I’d wait. There’s nothing wrong with waiting. And I definitely wouldn’t buy a house just because you’re worried you’re going to miss out. Here’s the way I look at it: If you buy a home you love and you’re comfortable with the payment, does it really matter if the market drops 3% six months later? Probably not, especially if you’re planning to own that home for 10 years. But if you’re buying something you don’t really want, stretching your budget, and hoping the market bails you out…That’s when I’d be concerned.
Buy now or wait?
So, buy now or wait until 2027? My answer is: It depends. I know that’s probably not the exciting answer you were looking for. But your decision shouldn’t be based on whether I think the market is going up or down. It should be based on your finances, your plans, and the actual homes you’re looking at.
